Design and Physical Development Office

Building Name: NEU Kent
Purpose: Accommodation for staff of the Near East University. The aim is to contribute for increasing the quality of the education within the social and cultural interaction by providing the unity of the staff.
Construction Type: Reinforced Concrete Structure
Number of floors: Ground floor + 1 floor (Duplex Villas)
Ground floor+ 2 floors (Apartment buildings house two flats with a single bedroom for each)
Ground floor + 3 floors (Residences)
Ground floor + 3 floors (Academic mass housing)
Gross area: 26000 m²
Material: Exterior; Plaster and paint. Interior; Plaster/Gypsum and paint, Floor covering: granite, ceramic
Launch Date: The construction is still in progress.

NEU Kent project was planned to establish in the northern part of the NEU campus in a 81 acres land. It also planned to build high quality houses with the capacity of 615 bedrooms. The project was designed to provide service for university staff.

It is very important that the building which will be built in that area would not disturb the balance of the nature. Therefore, the experts examined the essential environmental impact assessment of the Near East Kent.

Essential measurments have been detected for providing the service in a way of not disturbing the environment by evaluating the relationship between the environment and facilities.

Facilities will show regard to the family situation of the staff thus 4 types of accomodation was planned for them. Those types are ‘Duplex villa with 3 bedrooms’, ‘Apartment type 2 flats with 1 bedroom for each’, ‘Residences’ and ‘Mass housings’ respectively.

There are 1 bedroom 1 saloon +kitchen and 1 WC in the two flat type apartments.
There are 1 saloon+ kitchen, dining room, 1 WC, 1 WC+ shower and 3 bedrooms in the three bedroom type apartments.

Academic Mass Housing (1, 2, 3, 4, 5, 6, 7, 8) projects have been added and mentioned with some of the alterations within the Near East Kent Project. The Academic Mass Housing 9 project and Residence (1, 2, 3) projects are still in progress.

An infrastructure was designed including internet, central heating, satellite and hot water for each of the apartments and villas in order to provide a comfortable and peaceful life for staff.

All the factors that might affect the project in a negative way were examined by the experts and reported. Thus, analyses such as the chosen location for the project, economic and social aspects of the project, identifying the areas affected by the project and investigation of existing environmental features in these areas are determined with the applications made on the spot.

Static Technical Information

Construction type was chosen as reinforced concrete at the Near East Kent Project. Unique and permanent foundation system was used in the foundation of the building as a result of the structure, geometry and ground reports.

Accordance with the standards, samples have been taken in order to control the quality of the concrete during the pouring of concrete.

Today’s technology was used in order to make sure that coordinates of the geometry of the structure and elements to be perfect. Sensitive devices such as digital and manual Teodolit, Nivo and Total Station that are able to give coordination, direction, orbit and code have been used.

Plate and ribbed floor are used as a system structure. The structures have the statue of ‘Buildings in frames which are fully seismic loads’

Specification that has been used, Standards and References
In the essence of the structure, National and International specifications, standards and references that have been used in the design of the reinforced concrete system are as below.

• TS498; Calculation of Loads for the sizing of structural elements
• Regulations about Constructions in the Disaster Areas(1997)
• TS500; Design and Construction of Concrete Structures

It was preferred to use the BS20 type of concrete class and S220 (BC I) of steel class as a result of the analyses and design which was used in the constriction.
